Lately we have been getting asked about how the National Association of Realtors settlement has changed things. “What do you think about this?” people have asked.

Let’s start with helping BUYERS:
We feel like this is a positive change having to now have a written agreement that the buyer is truly working with us exclusively. This really hasn’t changed from the Buyer Broker Agreement that has always been in place. Now, instead of just running out and looking at homes right away, we take the time to discuss the process. We explain our value that we bring and our experience all while addressing your concerns. Like a “listing agreement,” the time span of working together has an expiration date. Example: Would you rather have a committed experienced attorney working for you exclusively with your best interest in mind or a random car salesmen who just happens to be on the lot that particular day? We will be working hard to serve your home buying needs.
And for SELLERS:
The key is transparency. There has always been 2 commissions for the seller(s) to decide on. People ask, “What’s your commission?” It’s very simple. The more services you want to help get “Top Dollar” for your house will be an investment on your return. When considering what to offer the Buyer’s Agent, think of it this way: You lost your dog and start putting flyers around your neighborhood. LOST DOG REWARD $100! After no luck, you change the sign to $500 reward. Will the increase in the “finders fee” help influence the kids & people in the neighborhood to find your dog? Of course! Same with offering a good buyer commission, even though now the amount cannot be advertised on the MLS.
